Specifications:

Foundations:
Concrete is poured into excavated bore holes on to which load bearing adjustable steel legs are positioned, being adjustable means the area for your Garden Room does not have to be dead flat.

Floor:
All floors are overall 127mm thick multi layered composite construction with barriers against moisture and heat loss. The floor sits directly on the adjustable steel legs and does not touch the ground. Due to this design moisture cannot enter the floor and a ventilated space is formed underneath which in turn helps stop damp.

Walls & Roof:
All walls and the roof are overall 100mm thick multi layered composite construction designed once again to keep heat in and moisture out. Foil backed plasterboard is used on the inside this acts as a moisture barrier and then outside before the Cedar cladding is installed there is a breather membrane fitted. The roof has firings then 18mm thick plywood sheets outside to enable the EPDM rubber to be laid.
Innovative construction methods are not only more efficient to install and construct than traditional structures, but they afford our Garden Rooms the best possible thermal performance. We use the latest Structurally Insulated Panel System (SIPS) to ensure industry leading structural integrity and ultimately provide a truly habitable year-round environment with insulation to the highest possible standard.

Aluminium joinery:
Aluminium windows and doors, powder coated in a choice of over 50 colours, give high performance weathering, multi-point locking internal beading for maximum security and are virtually maintenance free. Aluminium has the added benefit of being the planet's most abundant metal and is 100% recyclable. All windows doors are glazed with very efficient energy rated double glazed sealed units incorporating argon filled and Pilkington K glass.

EPDM Roof:
A single ply membrane, bonded to form a water-tight roof with a 20 year manufacturer's guarantee and 40 year expected life, again ensuring that your investment in your Garden Room is secure. We use the Firestone Rubbercover roofing system for a seamless, high performance installation. At the back of your Garden Room roof we install black or brown half round guttering and we connect the downpipe into a waterbutt which provide.

Western Red Cedar Cladding:
Western Red Cedar cladding is naturally resistant to moisture, decay and insect damage. As a result, it is the ideal wood for outdoor applications without the need for toxic chemical preservatives. In common with all timbers used on our rooms, the Cedar cladding is sourced from sustainably managed forests.

Electrics:
All our Garden Rooms (as standard) come with 2 Double flush fit wall sockets, 6 flush fit low voltage ceiling lights, in-built RCD breaker and a mains isolator fused switch. All fittings are a brushed satin finish. All the electric cabling is concealed within the structure so there will be no horrible surface mounted cables or trunking.

The only item not included in our prices is for the electrics to be connected from the mains in your home down to the garden room as this price has to be determined by a site visit from our electrician or you can use your own electrician. Part P of Building Regulations was introduced in 2005 and effects all electrical work carried out in your home or garden. Upon completion of your Garden Room our NECEIC registered electrician will test and issue you with a Part P compliance certificate for the work we have carried out.

Fully plastered interior:
All Garden Room ceilings and walls are dry lined with moisture resistant foil backed plasterboard, this is then finished with a full skim coat finish. We do not decorate, but we do fit maintenance free white melamine skirting.

Flooring:
Garden Rooms come as standard with a good quality laminate flooring and as an extra option recycled rubber flooring.
